Property Management

This was done for an out of state investor who I worked with in 2006,
showcasing the skills and experience I bring to an investment project.

This important role is that of liaison between the owner and tenant, effectively becoming the landlord. I strive to minimize any stress related to the ownership of rental property. In certain communities, an owner's agent is required for rental property. As your property manager / landlord, I function on you, the owner's, behalf and becomes the "face" of the owner to the tenant. In most cases the tenant has no idea who the actual owner is and this function provides a buffer for those landlords desiring to distance themselves from their tenant constituency.

Duties of property managers include:

  • Accepting rent
  • Responding to and addressing maintenance issues for the property in a prompt manner
  • Advertising vacancies for owners
  • Pre-lease interviews and showings
  • Tenant credit and background checks

As a licensed realtor, I also utilize the Multilist services. For the service, as your property manager I charge a fee to secure the qualified tenant (typically first month's rent) and an ongoing percentage of the gross rent collected each month. For single family home rentals, the basic fee is 9% of the gross rent. Multifamily buildings vary. There are many facets to this service, including participating in or initiating litigation with tenants, if deemed necessary. Special attention is given to landlord / tenant law and most commonly evictions, non-payment, harassment, and public nuisance are subjects that gain the most amount of attention. Therefore, it is a necessity that I am current with applicable municipal, county and state laws and practices. Please contact me for all of your property management needs.

Purchase of Rental / Investment / Commercial Real Estate

As a licensed realtor, I will represent you as a buyers agent to secure the best possible property(s) that meet your strategic objectives. From the point of negotiating and securing the purchase contract, I will manage the work required and hire contractors to bring the property to "ready to rent" condition. My fee for this is a percentage of the gross receipts. These services are available for the southeastern Michigan area. Other areas of the state may also be managed. Please contact me for details.
